The Problem

Your dashboard refreshes.
Then the real work begins.

BI tools answer “what happened.” But after every reporting cycle, your team spends days doing everything that comes next — manually.

Accounting System / ERP
Power BI / Dashboard
Analyst identifies variances
Analyst investigates root causes
Emails stakeholders for context

Manual and repetitive

The same process every month. Analysts copy data, format commentary, chase responses, and rebuild packages from scratch.

Difficult to scale

Adding properties, clients, or entities multiplies manual work. Headcount grows faster than revenue.

Dependent on institutional knowledge

When a senior analyst leaves, the informal understanding of what drives variances leaves with them.

Slow to the boardroom

By the time the report reaches decision-makers, the data is weeks old and the window to act has narrowed.

The Solution

FinArc closes the loop
between your data and your boardroom.

Connect your data. FinArc runs the investigation, coordinates follow-up only when needed, and delivers the complete reporting package — automatically, every period.

Capabilities

Two ways to use FinArc.
Both powered by your actual data.

Variance Investigation

Investigates your data before asking anyone a question.

FinArc reads your GL, budget, rent roll, and operational data before involving a single person. If the answer exists in your systems, FinArc finds it. Stakeholders are only contacted when the data genuinely runs out.

Stakeholder Coordination

When human context is needed, FinArc asks the right person.

FinArc identifies which variances remain unexplained after data investigation, drafts precise questions for each relevant stakeholder, and tracks responses. No generic email threads. No manual follow-up.

Design Principle

FinArc does not ask humans
what the data already knows.

If occupancy dropped because a tenant vacated, FinArc finds this in the lease register — not your inbox. If a reimbursement is short, it checks AR aging before sending a single message.

Human input is reserved for what data cannot answer: why replacement leasing hasn’t occurred, why a client engagement wasn’t renewed, why management changed an assumption. Everything else is automated.

Built For

The workflow FinArc automates
exists across every industry.

We start with real estate and professional services — the industries where our founder spent her career. The underlying automation applies everywhere.

Real Estate Operators & Funds

  • NOI and occupancy variance
  • Tenant vacancy investigation
  • NAV and IRR reporting
  • Portfolio contribution analysis
  • Quarterly board packages

Professional Services Firms

  • Revenue and utilization variance
  • Client-level profitability
  • Practice group reporting
  • Engagement renewal analysis
  • Executive summaries

Corporate Finance Teams

  • Budget vs. actual investigation
  • Department-level analysis
  • Board and investor reporting
  • Cash flow variance
  • Management commentary

Don’t see your industry? The variance → investigation → explanation → reporting workflow is universal. Talk to us.

I didn’t encounter this problem from the outside. I built the reports. I sent the follow-up emails. I assembled the board packages. FinArc exists because I got tired of doing it manually.

Why FinArc Exists

Built by someone who
ran this process for years.

Chloe Chu is a CPA and finance operator who spent her career building Power BI dashboards, investigating financial variances, preparing management reports, and supporting executive decisions across real estate portfolios with approximately CAD $9B AUM.

That experience — managing reporting for four investment portfolios at a major real estate firm, then leading finance and administration across international operations — is the foundation of every design decision in FinArc.

She is currently completing a Master of Applied Science in Computer Science (AI concentration) at the University of Pennsylvania, applying that domain expertise to automate the workflows she lived.
